Hotel Room Furniture Specification Checklist for U.S. Projects

Hotel room furniture is a coordination package. A good guestroom does not result from selecting an attractive bed, desk and nightstand separately. It results from confirming dimensions, access, services, durability, cleaning and replacement needs across the whole room type.

Define each guestroom furniture package

A typical package may include a bed base, headboard, nightstands, desk, desk chair, wardrobe, minibar or beverage unit, luggage bench, TV panel, mirror, occasional seating and loose tables. The exact list should be based on room category and operator requirements, not copied from another project.

Write the specification that suppliers can actually price

Separate appearance from performance

Two products can look alike in a render but behave very differently after repeated guest use and housekeeping. Ask for the performance record behind the appearance: substrate, joinery, finish system, edge detail, foam, upholstery, hardware and cleaning instructions. For upholstered or bed-related goods, let the project’s compliance team identify the exact required rules for the destination and operator.

For example, U.S. federal regulations include flammability requirements for mattress sets. This does not automatically define every bed or furniture component in a hotel room, but it illustrates why the material and product scope must be identified before a supplier prices a “hotel bed.” Review 16 CFR Part 1633.

• Make the sample board the single reference for color, grain direction, sheen and hardware.
• List the cleaning method and housekeeping chemicals that finishes and upholstery must tolerate.
• Define accessible clearances, outlets and other interfaces in the drawing—not only by email.
• Approve the first article or mock-up room before full production.
• Label cartons by room type, floor and furniture code to reduce installation errors.
