HOTEL FURNITURE COST / BUDGET PLANNING
Hotel Furniture Cost & Budget Guide for Project Buyers
A practical way to build a hotel furniture budget from room types, furniture codes and delivery responsibilities—before comparing supplier quotations.
There is no reliable single “hotel furniture cost per room.” A meaningful budget starts with a defined scope: room mix, furniture schedule, construction standard, finish level, approval route, destination and installation responsibility. Without those inputs, two quotations can appear comparable while covering very different products and risks.
Separate guestrooms, suites, corridors, lobby, dining and other public areas before pricing.
Record dimensions, construction, finish, hardware and performance requirements for each code.
Add sampling, inspection, packing, freight, import, site handling and installation responsibilities.
Build the budget from room types and furniture codes
Start with a room matrix. List every room category, the number of rooms in that category and the furniture package used in it. A standard king room may require a different headboard, nightstand count or luggage bench from a twin room; suites may add living-room seating, dining pieces and more casegoods.
Use the hotel room furniture package page to organize typical guestroom items and review the relevant فئات أثاث غرف النوم when defining individual pieces. Then convert the list into a BOQ with one furniture code per item and one controlled quantity per room type. This creates a traceable budget instead of a rough room-rate assumption.
| Budget section | Typical inputs | Common source of variance |
|---|---|---|
| Guestroom casegoods | Headboard, nightstands, desk, wardrobe, minibar unit, TV panel and luggage bench. | Panel construction, veneer or laminate, stone/metal details, hardware and integrated services. |
| الأثاث غير الثابت | Desk chair, lounge chair, sofa, ottoman and occasional tables. | Frame, foam, upholstery quantity, fabric performance and seating dimensions. |
| المناطق العامة | Lobby, restaurant, bar, meeting and outdoor furniture. | One-off designs, large formats, complex finishes and site-specific interfaces. |
| Project services | Shop drawings, finish samples, prototype, inspection, packing and room labels. | Number of approval rounds, mock-up complexity and phased-delivery requirements. |
| Logistics | Origin handling, freight, insurance, entry, destination delivery and installation. | Shipment volume, routing, duties, local charges and the agreed delivery term. |
Identify the cost drivers before requesting quotations
Supplier comparisons become more useful when the project team highlights the decisions that materially change construction. For casegoods, these include substrate, face material, edge treatment, top material, hardware, lighting or power interfaces and the required finish system. For upholstered furniture, the main variables include frame construction, foam build-up, textile specification, pattern repeat and any required testing.
- State whether dimensions are final, design-development values or supplier proposals.
- Separate client-supplied materials from supplier-supplied materials.
- Define which samples, prototypes or mock-up-room items are included.
- List packing, carton marks and floor/room labels as priced deliverables.
- Ask every bidder to list exclusions and assumptions next to the relevant BOQ line.
Separate factory price from landed project cost
The factory quotation is one part of the project budget. Before an order is approved, assign responsibility for export packing, freight, insurance, customs entry, duties or other charges, destination handling, storage, installation and replacement of transit damage. For U.S. projects, the importer remains responsible for understanding applicable import requirements even when a customs broker is used.
الـ hotel FF&E procurement service explains the broader BOQ-to-delivery workflow, while the FF&E procurement checklist provides the supporting buyer process. Review completed hotel and resort project cases when checking whether a proposed supplier scope is relevant to your property type.
Use a controlled budget revision log
Record each change by furniture code, reason, date and approving party. This is especially important when value engineering begins. Replacing a finish, reducing a dimension or changing hardware should update the drawing, sample reference, BOQ and price together. Otherwise the “approved saving” may not match the product that reaches the site.
