HOTEL CASEGOODS / SPECIFICATION GUIDE

Hotel Casegoods Specifications: Materials, Hardware & Approval Checklist

How to specify hotel headboards, nightstands, desks, wardrobes, minibar units and TV panels so suppliers can price and manufacture the same scope.

Guestroom casegoodsShop drawings & samplesProject-specific manufacturing

Hotel casegoods are made for a room, a design and an operating environment. A product name such as “nightstand” or “wardrobe” is not a specification. The project team must define size, construction, finish, hardware, interfaces, performance expectations and approval evidence for every furniture code.

Material logic

Match substrate, surface and edge treatment to use, appearance, cleaning and budget.

Interface control

Coordinate walls, floors, outlets, lighting, appliances, ventilation and service access.

Approval evidence

Use shop drawings, finish boards, hardware schedules and first articles as controlled references.

Start with a complete casegoods schedule

A guestroom package may include a headboard, nightstands, desk, wardrobe, minibar or beverage cabinet, luggage bench, TV panel, mirror frame and occasional tables. Suites and serviced apartments may add credenzas, dining storage and other built-in or loose units. Organize the schedule by room type and link every item to a unique furniture code.

Begin with the broader hotel room furniture package. For quotation-ready hard-surface items, use Lenatees’ custom hotel casegoods service, then coordinate those items with beds, seating and other فئات أثاث غرف النوم.

Define construction instead of using appearance words

AWI’s architectural wood casework standard illustrates why a project specification needs both aesthetic and performance controls. It covers quality and fit for project-specific casework, while also noting scope limits. A hotel project should identify which standard, if any, applies and then state its own contract requirements clearly.

Coordinate each item with the room

Casegoods often fail at interfaces rather than at the center of a panel. Check the headboard against outlets, switches and reading lights; the minibar against the appliance and ventilation; the desk against cable routes; the wardrobe against sprinklers, ceiling conditions and door swing; and every wall-fixed item against the required backing and fixing method.

  • Show overall dimensions and critical internal clearances.
  • Identify finished faces, exposed edges and required grain direction.
  • List electrical items and who supplies, certifies and installs them.
  • Protect accessible clear floor space and circulation in the coordinated layout.
  • Confirm cleaning products, housekeeping access and replaceable components.
  • Define field measurement, tolerance and installation responsibility.

Make the approval sequence contractual

The quotation and order should state which evidence is required before mass production. A typical sequence is shop-drawing review, finish sample, hardware approval, prototype or mock-up item, first-article check and production inspection. Each approval needs a revision date and an owner. Informal approval through disconnected messages creates ambiguity later.

Control substitutions: if a material or hardware item changes, update the BOQ, shop drawing, finish board and price together. A written substitute without a revised visual and technical reference is not a complete approval.

Link casegoods to procurement and project proof

الـ hotel FF&E procurement service explains how casegoods approvals connect to the full BOQ, packing plan and delivery sequence. Use the supporting guestroom furniture specification checklist to coordinate casegoods with the rest of the room.
